Surface Water Penetration, Groundwater Penetration, & Humidity

If you notice surface water pooling up and standing around the exterior of your home, it will likely find its way inside. Groundwater can also build-up in the earth around your home. This excess water in the ground has no place to go except into your home and most often enters where the wall and the footer meet. It will saturate the ground and leave standing water throughout your crawl. Humidity is the most common cause of moisture in your crawl space. Even if water is not standing in your crawl space from the two issues previously mentioned, water can still come in and accumulate from the humid air.

The Waterproofing Process

The first step in waterproofing a crawl space is to get control of the groundwater, both from the surface and below grade.

The next step in the waterproofing process is to install a drain system or sump pump system. A drain system will collect the water and direct it out of the crawl space. 

Finally, once the groundwater is controlled, a vapor barrier will be installed over the floor of the crawl space. The vapor barrier will be overlapped and staked down to help prevent moisture from returning. 

Waterproofing would be considered the entry level method of protecting your home’s foundation from moisture build-up. More advanced solutions involve higher quality vapor barriers, humidity control including a dehumidifier, and crawl space encapsulation.
